From foundation to Finish; Building your new construction dream home, dethatched garage, casita or an ADU (accessory dwelling unit) from the ground up is likely to be one of the largest investments you will ever make, and the process can be equally exciting and overwhelming. but let’s face it, buying an existing home often involves compromising - living with someone else’s floorplan, outdated finish selections and appliances or “good enough” sized garage. When you choose new construction, you are able to tailor and design every square inch exactly to fit your lifestyle and preferences. This guide is designed to take away some of the mystery of this process and give you an inside look at what you can expect on your journey partnered with a licensed general contractor, like 928 Contracting.
Site Evaluation and Pre-Construction
before a single shovel even hits the ground, we have to prepare and ensure the site is ready.
Site Analysis: Evaluating existing drainage patterns and making decisions and planning on new proposed drainage plan, soil quality, and utility access.
Drafting Plans: Working with a preferred draftsman and even interior designer to map out and plan every last detail of your new home build. It’s important not to overly rush this phase as its the true bones of your build. Your general contractor and every subcontractor after will rely on the accuracy of these plans. The more detail in these the less you have to worry about communicating or your project goals getting lost in translation. It’s also costly and time consuming to make changes down the line.
Permitting: Navigating Prescott Community Development, Yavapai County Development Services or other surrounding city building divisions and their building codes to secure necessary approval.
Foundation of Success
Start by clearing the site and or building envelope and preforming necessary excavation and earth moving to set the stage for pouring the foundation - the literal and figurative base of your home. Weather it’s a crawl space, slab on grade or full basement, you want to ensure no corners are cut and take waterproofing and drainage seriously to protect your investment. We don’t move forward until the foundation is cured and inspected to perfection.
Framing: Going from 2D to 3D
Framing is often the most exciting step as a homeowner. In just a few weeks, your dream stops being a 2D drawing on a piece of paper and becomes a 3D structure. You will be able to walk through your new home design and get a true feel for the flow of the floor plan and a true sense of size and layout.
Mechanicals: Behind the Walls
While the exterior is wrapped with waterproofing on all sides, siding and the roof are laid to “Dry in” your new home. The crews are busy inside installing the “veins and arteries” of the house:

This is a critical period where you the new homeowner should preform a “walk-through” to ensure light switches, outlets, vents and plubming fixtures are exacrly where you want and need them (don’t worry if we are your general contractor we will preform the walk-through with you) before your drywall goes up.
Finishes: Turning a Blank Canvas into a Masterpiece
This is where your house becomes a home. Drywall is installed, custom built-ins for your closets and all the aestetic details that reflect you and your vision.
Cabinetry and Countertops: The heart of your kitchen, bathrooms, laundry room and garage
Flooring: Hardwood, tile, luxury carpet or laminate.

The Final Walk-Through
At 928 Contracting our job isnt done until you are satisfied. We hand you a roll of blue masking tape used for marking and we walk through your new home to conduct a final “punch list” together, checking every door latch and paint edge. During this time, we will also show you how to operate your new systems - from smart thermostats to irrigation, we make sure you are set up for success.
